Miko, LLC was contracted to construct a fully enclosed custom pool house, providing complete structural, electrical, and mechanical systems. This project was built from the ground up, including utilities and climate control, and tailored to complement the main residence.
Scope Highlights:
- Earthwork, slab and monolithic footing pour with control joints
- Framing of all walls, ceilings, and rough-sawn patio posts and beams
- Roofing: Foam system with reflective elastomeric coating and rolled asphalt on slope areas
- Full electrical system including outlets, switches, LED can lights, and subpanel installation
- HVAC installation (roof-mounted 2-ton unit with full ducting and registers)
- R-19 wall and R-30 ceiling insulation with drywall finish (Santa Fe texture)
- Stucco (Western One-Kote), interior priming, and window/door installations
- Plumbing trenching and tie-ins for water, sewer, and gas; tankless electric water heater
- Windows, sliding doors, and interior doors professionally installed
The structure was completed with future expansion in mind and prepped for homeowner-supplied cabinetry, shower finishes, and fixtures.
